When to schedule mold testing in Miami

Miami’s humidity, summer storms, and air conditioning that runs most of the year make moisture problems common. Call us if you notice:

  • A musty or earthy smell, especially when the A/C turns on
  • Water stains on ceilings or walls, or a past roof, window, or plumbing leak
  • Damage after a hurricane, flood, or burst pipe
  • Condensation around A/C vents or the air handler
  • Allergy-like symptoms that ease when you leave the home
  • A home you’re buying that has been closed up or vacant

What a mold inspection includes

  • Visual inspection

We look for visible growth, water stains, and conditions that feed mold, inside and around the home.

  • Moisture check

We look for active moisture and its likely source, because mold comes back if the water problem isn’t fixed.

  • Air or surface sampling

When it’s warranted, we take indoor air samples compared with an outdoor baseline, or surface samples from suspect areas.

  • Independent lab analysis

Samples go to a third-party laboratory, so results are measured, not opinion.

  • Written report

Findings, lab results, and what they mean in plain language, including whether remediation should be considered.

Indoor air sampling during a mold inspection in Miami

Licensed mold assessor, not a remediation company

Florida licenses mold assessors separately from home inspectors, and our inspector holds both licenses: Florida Licensed Home Inspector HI11260 and Florida Licensed Mold Assessor MRSA3065. We don’t do mold removal, so we have no reason to find a problem that isn’t there. If remediation is needed, our report gives the remediation company a clear starting point.

Mold inspection for buyers

Add mold testing to your full home inspection when the house has a musty smell, a history of leaks, or has been closed up for months. It’s far cheaper to find out during your inspection period than after you move in.

About mold and air quality results: Results reflect conditions at the time of sampling. Laboratory analysis is performed by an independent third-party lab. Mold levels can change with humidity, weather, and how the home is used.

Mold testing questions

Do I need mold testing if I can already see mold?

Not always. If the growth is visible and the cause is obvious, the priority is fixing the moisture problem. Testing helps when you smell mold but can’t find it, when you need documentation for a landlord, seller, or insurer, or when you want to confirm the air after remediation.

What’s the difference between air and surface samples?

Air samples measure mold spores in the air indoors and compare them with an outdoor sample taken the same day. Surface samples identify what’s growing on a specific spot. We recommend the type that answers your question.

Does Florida require a license for mold assessment?

Yes. Florida licenses mold assessors separately from home inspectors. Our inspector holds both licenses.

Can you test after a roof leak or hurricane?

Yes. After water intrusion, we check for hidden moisture and growth so you know how far the damage goes before walls are closed up or a claim is settled.

Do you remove mold?

No. We test and document. Keeping testing and removal separate means our results aren’t tied to selling you a remediation job.
