4-point inspection in Miami for your home insurance
A 4-point inspection in Miami is a short report insurance companies use to judge the condition of an older home’s roof, electrical, plumbing, and HVAC. If your carrier or agent asked for one, our Florida-licensed inspector completes it on the standard form insurers expect so you can get your policy moving.

The four systems insurers ask about
A 4-point inspection is narrower than a full home inspection. It focuses only on the four systems that cause the most insurance claims, and it documents their age, type, and condition with photos.
Roof
Covering type, approximate age, remaining useful life, and any visible damage or signs of leaks.
Electrical
Panel brand, amperage, and condition; wiring type; and hazards like double-tapped breakers or exposed wiring.
Plumbing
Pipe materials, visible leaks, fixtures, and the water heater’s age, location, and condition.
HVAC
Air conditioning and heating equipment age, type, and whether it’s working and in good condition.
Why Miami homes get flagged on a 4-point inspection
Much of Miami’s housing was built decades ago, so the same few items come up again and again. Insurers tend to question:
- Roofs near the end of their expected life, or with active leaks or missing materials
- Older electrical panel brands, fuses, or wiring types some carriers won’t insure
- Galvanized or polybutylene supply pipes
- Older water heaters, or ones showing corrosion or leaks
- Air conditioning equipment that isn’t working on the day of the inspection
If we expect your insurer to question something, we’ll tell you on site so you can start getting repair quotes right away instead of waiting for a denial letter.
4-point inspection vs. a full home inspection
| 4-point inspection | Full home inspection | |
|---|---|---|
| Purpose | Insurance underwriting | Buying decision and repair planning |
| Covers | Roof, electrical, plumbing, HVAC | The whole home, roof to foundation |
| Who asks for it | Your insurance company | You, usually during your inspection period |
Buying an older home? You’ll likely need both. The full home inspection protects your purchase, and the 4-point gets your insurance bound before closing.
Need a 4-point and wind mitigation inspection?
The 4-point tells your insurer the home’s systems are in good shape. The wind mitigation inspection documents features that can lower the windstorm part of your premium. We do both in the same visit, so you get one appointment and both reports in hand when you shop for coverage.
4-point inspection questions
Which homes need a 4-point inspection?
Insurers usually ask for one on older homes. Many carriers start asking once a home is around 25 to 30 years old, but the cutoff is set by each insurer. If your agent or carrier asked for one, you need one.
How long is a 4-point inspection good for?
Many insurers accept a 4-point report for about a year, but your carrier sets the rule. Check with your insurance agent before you schedule.
What happens if something gets flagged?
There’s no pass or fail. The report documents what we find, and your insurer decides what it will cover. If they require a repair, a licensed contractor makes it, and we can update the report afterward.
Do I need to be home for the 4-point inspection?
Someone needs to let us in and give us access to the electrical panel, water heater, air conditioning equipment, and attic. It doesn’t have to be the owner.
Can I get a 4-point and a wind mitigation inspection together?
Yes. Many homeowners need both for the same policy, and we can do them in the same visit. Ask for both when you call or text.
